Al, just to brush you up on your roofing knowledge, only APP is torced down. EPDM roofing is not torched down; nor has it ever been. If you torch it you will destroy it. EPDM roofing is sometimes glued on vertical parapet walls only. EPDM roofing is mechanicaly fastened at the seams with a wind bar and two sided glued tape.

Al, you are a general contractor. Your knowledge and experience in home improvements is generalized. You don’t specialize in any single facet of home improvements. When you consider the scores of individual trades that fall under the blanket of general home improvements, you couldn’t possibly have any more than a basic overview in any one particular trade. Yet you not only come off as a roofing expert. You also have the gall to tear apart roofers that specialize in that one particular trade.

There are many different instances when it comes to low slope roofing. Its not as easy as most people make it. Most guys are not experienced enough in understanding the nature of low slope roofing, and the proper techniques involved, involving insulation, etc. I am a local general contractor myself, and we do roofing as a mainstay of our business, and the hardest part of any job is to convince an owner that a tear-off is absolutely necessary in some instances.
There are some roofs that have had so many older layers of roof, that the owners refuse to do a tear-off that i walk away from. Building and load stress is one of them. A tear-off is eventually required on a low slope roof for many reasons, as well as high pitched roofs. The reasons why are too long to list, and there is very limited information on the internet on commercial roofs aka low slope/flat roofs.
Any roofer that does not want to do a tear off, i would be cautious. They may not have the experience, and know how to install the roof. many do not know how to install a roof and NOT cause problems. Technologies from 20- 30 years ago have drastically changed, and so have the types of roofing. Unfortunately, single ply EPDM rubber roofing, with its ease of torch installation, and glue down method has allowed an open market of people to join the roofing industry, and not understand what and how the roof system works.
I have seen too many recently installed roofs in the last 10 years that have moisture, venting, and condensation issues due to improper installation, and the owner has to pay to re-install a new roof, with complete new boards, where contractors alays play the blame game at the owners expense.
However, most may be able to talk a good game, give a cheaper estimate by doing a re-roof.
If a guy has been in business for a long time, and not certified by any of the major manufacturers of roofing products, especially if he is a roofer only, i would be worried about them. I myself am a GC, and we have been in business over a year now, and are working toward that goal to be certified by different manufacturers and their technologies. Please rememmber that no two roofing estimates are alike, and ask questions.

We used Nick at Leakmaster. That’s hilarious what someone said about him talking your ear off! It’s so true. He’s a people-person that’s for sure. Nice guy.
We didn’t choose to do a tear-off because ours is a flat roof and from everything I learned in researching it, a sloped roof is more important to do tear-offs. But ask the roof people to tell you exactly how many layers of roofs are up there, then decide.

Can’t speak about Roof Master other than to say that they chose a name that would surely become confused with a better known roofing company.
