Is it possible to build on 100% of a lot? Well, apparently, DOB thinks it is okay, since they approved my neighbors plans. The owner got around the required rear yard since the lot is within 100 feet of intersection, but I can not find any reason why he can build on 100% of the lot. It is R6 zone, owner chose quality housing.

  1. In nearly all Zoning Districts there is no rear yard requirement within 100 ft of the corner, so it appears he has built legally. There are height and setback issues and other open space issues that they may not be in compliance with though. If its residential and they are doing Quality Housing, they need to provide open space, but that open space may exist on top of a community facility floor (i.e. on the roof of a school or medical building for example).
