Because of a number of leaks and the fact that my brownstone roof has not been repaired in at least 15 years, I am thinking its finally time to get a new roof.
I am sure I do not need to rip up the old roof. I want rubber and definitely do not want a torch-on roof. Any ideas what the price should be? It is a flat, 18.5×60′ roof with two sky lights.
Any guidance would be appreciated.

With the decision to tear off – your existing top layer needs to be looked at. Insulation can add years to a new roof as well. I would expect the price to be much much higher than $2000. Think over $10000 if the roofers can do work properly without rushing the job. Working carefully. Leaving the inside and outside of your building clean. It’s hard to imagine that an insured roofing company could even add another layer for $2000 what with the price of rent, insurance, and gas. sometimes you simply get what you pay for.

if it’s a 100 year old house, most likely a tear-off is the best solution.
Either do it right, or go cheap and just add another layer of standard roofing paper — cheap, light, and most likely will last 10 years. Don’t spend more the $2000 max on this option.
If you’ve got the money and really want to improve your house for the long term, do a tear off, add insulation, and use a good roofing material.
