I am trying to get a sense of how much facade repairs cost. See below pic.

I am interested in realistic quotes for both patch/paint and resurfacing. There is also some masonry work required as seen around the doors and windows and stoop.

Also without re-opening any internecine blood feuds – what are the cons of doing this as a patch/paint job? The major pro would be my wallet.

  1. as I understand it (which may not be very well), if you are in a landmarked area, the brownstone must be “brownstone” not patch and paint. sorry no info on pricing.

  2. This job costs 25,000 to 70,000 depending on what company you use. There are some very bad companies out there and a few good ones. Your building does not have much detail so perhaps this will save you some money. I used Brownstone Authority to redo my facade and was extremely pleased. They are very professional and take pride in the work.

  3. The pro would not be your wallet.

    Paint will cause the brownstone to crack, crumble and eventually completely erode, which is expensive and often impossible to repair.

  4. You don’t want to paint your brownstone, and you don’t want to surface your steps in concrete.

    Your stone needs to breathe. The only thing you accomplish by painting or stuccoing brownstone is hastening its erosion.
