Now that the basement flooding is under control, yesterday my hot water tank broke. The owner of the plumbing company is going to call me tomorrow morning to discuss and install. How long do hot water tanks usually last and what is the average price. I own a two-story attached brownstone with a finished basement so need one sufficient to give hot water on all three levels.   1. Size the water heater you need by how many fixturea it will be used to serve and the number of occupants in the building.
    Special lifestyle considerations should also be taken into account such as a person who likes to take very long showers or baths or the hot water required to fill a large tub.

  2. I’m on my forth hot water heater. It seems to me that they last until just after their warranty (usually 10 years) is up. I only got one replaced under the warranty.

    The only exception I’ve found is the Serval water heater I found in my house when I bought it in 1974. That heater, which had a monel metal tank, was installed in 1950, according to a tag that hung on it. It lasted until about 1980. However, when I had it replaced with an A.O. Smith unit, my gas bill went down by hundreds of dollars a year.

    The original tank was 30 gallon and we frequently ran out of hot water. I’ve had 40 gallon tanks since, which have been perfectly adequate for a household of three.

    I spent something like $900 for hot water tank plus installation from Midwood plumbing. Ours is a 2-story too, and we got a standard gallon size nothing huge. I can’t remember the exact size of water heater but Midwood will tell you the size to get. However if you have a rental in the house you might want to get a little bigger one, just because that’s two households using hot water. The size you need may be more about number of households, not size of building.
