I am in the process of speaking to General Contractors and Design/Build firms regarding the renovation of my townhouse in Manhattan. I would like to obtain recommendations of great contractors or design & build firms which have a successful and proven track record of renovating brownstones and can work within my budget of $1MM. We are planning to renovate the top 4 floors of our 5 story brownstone. The brownstone is currently configured as a multi-tenant building and we will want to convert to a single family on the top 4 floors with two garden rentals. The building will need an upgrade to plumbing and electric and we anticpate a typical brownstone layout. In addition, we would like to also install an elevator and build a rooftop terrace.
I am looking for serious, well regarded gc, architect or design/build firms. I am particularly interested in the latter since it seems like they can cut out some of the costs. We are looking to do a renovation at a reasonable cost.

Currently I am on a Brownstone project at 695 DeGraw St. in Park Slope which is a 3 family full gut renovation converting to condos with a top floor penthouse addition. I agree that the budget is way too low, especially if you expect an elevator! Aren’t those $75,000? For a gut reno, $300,000 a floor gets you good but not “wow” work. “Wow” is easily $400,000 a floor. And the architect is going to charge you 15% on top of everything — so $1,000,000 really gets you $870,000 of work.
Just curious: OP, why did you hit the post button so many times? Instead of people criticizing posters who post multiple times, maybe brownstoner should try and understand why this is happening so many times a day.

That is a tiny budget for a Manhattan townhouse. It’s do-able, but you’re not going to get great work for that kind of money. You need to double your budget. And you don’t want a design/build firm to do that signficant of a renovation for you. Who’s going to select the finishes? The Contractor’s wife?
