I have read that the sprinkler system inspection rules have changed. I own a Class 1 three family house and had my sprinkler inspected annually, spending in the inspection report to the Dept of Housing Preservation & Development. Now I hear that I need to get a pressure value put at the top of my system (which the fire dept. must inspect initially) and have a certified inspector look at the system monthly. I also heard that the test to become a certified inspector is straightforward and most owners can get it. Seems like a lot more complex than the other regime but maybe they are simply extending the rules for bigger buildings down to guys like me.

My question are: is this true and when is it in effect (am I already behind?), anyone suggest a licensed plumber who can do the value work and make sure my sprinkler heads are up to snuff? Where can I get the info on the test? Thanks…

  1. Original poster here….I believe the test is the New York City Fire Department Consolidated Exam f-95 “Residential Sprinkler Systems off City Main/Domestic Water”. You can go to the NYC Fire Dept. web site and get the study material, exam schedule, etc. I still don’t know when this is coming into effect or who can do the initial installation of the value. Does the first test have to be one with the Fire Dept. witnessing it? Other than the monthly inspections and the initial test, what other tests have to be done and when? Thanks.

  2. where does one find out about such rules? is there a landlord handbook/website out there? i’m a landlord and was unaware that i need inspectors to come to my building regularly…
