Our newly purchased brownstone needs to have the entire roof ripped to the plywood\sheathing and replaced due to many many years of neglect and active leaking. Our newly purchased brownstone needs to have the entire roof ripped to the plywood\sheathing and replaced due to many many years of neglect and active leaking. It’s 20X48, with two skylights, and a hatch that also would need to be replaced. Any recommendations any\or approximate cost estimates would be appreciated. (I know Greene and Premier roofing are mentioned a lot on the site, (LeakMaster won’t do tearoffs anyomore) anyone else I could try?)

I used Premier roofing and was very happy with them. Another roofer said I needed a totally new roof, but premier said we didn’t, just another course.
I used metro roofing to put a new layer of rubber roof down. It wasn’t two grand much more than that with three skylight replacements. We had leaks before, we have not had any since. To rip everything off I would expect it to be upwards of 15000.
OP: I wouldn’t expect to pay $2000. That seems ridiculously cheap, but thanks for responding.
I used Super Roofer on Atlantic Ave. I had the old roof torn off down to the tar (did not replace wood sub-roofing), had a membrane (Rubberoid) roof installed and had a steel Bilco hatch installed for $2000. I thought that was pretty good
I’d go with a local Bangladishi outfit. Walk around the hood when the weather gets warmer and you’ll see lots of them at work. This site should focus more on immigrant run companies. You can’t trust recommendations on this site anyways, since you never know if the contractor himself is actually the one posting.
By the way, any “roofer” that doesn’t do tear-offs is not a real roofer — just a quick buck con artist.
Premier tried to convince me that I needed a new roof to fix a little leak. Left a bad taste. We would up fixing it much more cheaply than they proposed.
