can i turn white brick into brownstone?
So i am considering buying a townhouse that has a hideous white brick (circa 1970) facade. My question is, can brownstone/stucco that looks like brownstone be applied over the white brick? if not, what are my options for improving the facade. Thanks

You could do a brownstone facade on top of the brick ,of course yes.

If done right you could have a really beautifull facade.

Even if the white brick is real brick, it may well have been installed as an extra layer to cover the building’s original facade, rather than as a replacement. (You may be able to tell by looking at the edges of the facade, or around the window and door openings. Does the white brick project beyond the neighboring facades?) It would probably be better to remove the white brick before going with “brownstone” stucco (or regular face brick), but that would more or less force you to deal with any underlying issues first. Those issues might date back prior to the 70s white brick, but dealing with them is probably not a bad idea, especially if you’re in it for the long haul.
If the “white brick” is actually “permastone” applied on lath attached to the original facade it can be removed and the original restored (albeit with brownstone-colored cement). One of my neighbors did this a couple of years ago and it looks great.
Well, I did turn water into wine and fish into loaves once, so I don’t see why you shouldn’t be able to turn hideous white brick into brownstone.
