I am trying to build out a few rooms at my place. I am getting quotes to build out “non-rated” partitions at $65 per lineal foot and for furred (wall)partitions at $32 per lineal foot with ceilings at $7.50 per square foot. The walls and ceilings would be delivered ready for painting. Do those numbers seem reasonable?

    Thank you very much for the feedback. It is sometimes hard trying to extricate actual cost from the various pockets of a subcontractor’s profit. As a former engineer, I request things to be broken down into units and I am often looked at like I have three heads. Actually, the interior walls are for the addition of a floor with 100 lineal feet of non-rated partitions and 200 feet of furred partitions which I guess still qualifies as a small job.

    If you do not mind, two other questions since you are the expert. Steel jousts will be used for both the floor and roof support framing. I am being quoted about $13,500 for each of the floor and roof metal framing (or $12 per square foot for the 1,160 square feet (18’7” by 62’) floor and roof). This seemed reasonable after breaking out materials and labor even though I believed steel joists took less time to put up than wood.

    Second, putting up the masonry shell (cinder block) is estimated at $25,000 at (for 1,970 square feet for the 12’ high, 62’ by 20’ dimensioned shell). This comes to about $13 per square foot. An additional, $9,000 or $4.50 per square feet has been assessed for surfacing with stucco. Window areas were not taken into account in the calculations (their inclusion would have driven up the per square foot price). To me, the masonry charge seems reasonable, but not the surfacing charge.

  2. I work as a construction estimator. Those prices, at least in the large-project realm, are spot on. I would guess that any dimunition in those rates through the use of non-union labor would be cancelled out by the lack of economy of scale in your particular job.
