I know NY has minimum heating laws for landlords. I believe it is 55 at night and 68 at day, when outside is less than 55, or something similar to that. Do these laws apply to co-ops? My apt is consistently less than 68 during the day (although higher than 55 at night), is it…

What about paying to insulate floors or replace windows, etc?

And jus to be sure, amke sure ALL the AC units are out of the windows. Can’t tell you the number of AC units that I see in Windows during the winter. It is not like having an opwn window – IT IS AN OPEN WINDOW! For Chrissakes, get up and take the AC unit out. Then go an complain!
Just noticed you’d also asked about paying to insulate floors and replace windows. Probably co-op does not have obligation to insulate your floor; you’d have to check your proprietary lease about the windows. More than likely they’d be the co-op’s responsibility, but the Board probably wouldn’t allocate money to pay for one shareholder’s windows.
I don’t care if the whole building is occupied by shareholders, no apt. in NYC is exempt from minimum heating requirements or the warranty of habitability. A co-op Board cannot restrict your right to a warm apartment even if everyone else wants to save money and catch pneumonia. You are, essentially, tenants in addition to being shareholders. Contact your board and tell them you want heat (and that you’ll call 311 if they’re unwilling to provide it). And, if they don’t…then call 311 with a heat complaint.

i’m not too thrilled with the heat in my coop either..one room is freezing but I think it has more to do with the way the dang building was built..i can feeel the drafts coming in and its not even a brownstone
YOU own the building. You must contact your board and tell them that you want a warmer place. You elect representatives to the board and you have a say in your representation. See who else is cold. Or run for the board…
During heat season, residential owners with tenants are required by law to maintain an indoor temperature of at least 68 degrees Fahrenheit between 6:00 A.M. and 10:00 P.M. when the outdoor temperature falls below 55 degrees. Between 10:00 P.M. and 6:00 A.M., building owners must maintain an indoor temperature of 55 degrees when the outside temperature falls below 40 degrees.
Depending on the size of your Coop, the temperatures your apartment is set at, can be determined by the Coop board and the members of your coop (if it is 100% owner occupied). If there are renters in the building, then your building probably has to abide by the NYC laws of 68 in the day and 55 at night. Since most people work in the day I am not hip to 68 in the day. I like it near there in the morning and at dinner time, when i am home and way down to 60 in the day when I am not at home and the sun tends to warm the building. You should probably get a space heater since it seems your building probably goes by the code. IF you complain by calling 311 you are actually filing a complaint against YOURSELF
