the order of renovationg, floors, walls, painting

As an experienced general contractor, I can say that on most jobs floors are done last. Then there may be some minor painting touch ups to do on the baseboards. The important thing when following this sequence it that the flooring contractor must have good equipment that will minimize dust.In fact the machines should be dustless or your newly finished walls will have a film of dust over them.

However, I am currently doing a bedroom over in my own house, and since I will be doing all the work myself, I thought I would try it this way:

1. Finish the walls, ceiling, doors and trim up to the point of priming them. (This includes any patching, plaster work, and sanding that would never be done after floors are finished)
2. Then refinish the floors.
3. Then put down drop clothes and apply the paint.

It isn’t usually done this way in the business because it would require the painting contractor to clean up and leave the job only to have them return after the floors are done to finish painting. They would then have to be responsible for any damage done to the newly finished floors.
