Roof Deck Costs
Can anyone give me an idea of the all-in costs to build a roof deck. That is, including architect plans, permt, materials and construction. (We’re thinking or using ipe wood for a deck about 700 sf.) Also, how long would such a project take from start to finish.

So, how much then for a 250 sq ft roof deck?
15K for a 700 sq’ Ipe roofdeck is unrealistic. I build Ipe decks, and $40-50 per sq’ (depending on logistics, railings, design, etc)is what I charge.
That’s just for labor & materials. Architects and permits are not included. Anyway, 700 sq’ is a huge deck. you don’t want enough people on your roof to require a deck that size. most of my jobs are around 250 sq’.
PS: my C joist idea depends on how high your party walls extend above the roof line. It’s best to keep these decks independent of the roof.
I built a wood roof deck for Claudia Schiffer on a landmark rowhouse in NYC. The approved plans specified “fire retardant wood”. I don’t think you’ll get an approval on anything that doesn’t have a fire rating, unless it’s a certain distance from neighboring property (it used to be three feet). How about galvanized C joist spanning party wall to party wall about every 3 or 4 feet (carpenters can do this – eliminate the ironworker), and ipe decking on top (maybe ipe does have some kind of fire rating. The stuff is as hard as steel). In any case, steel frame with ipe, figure at least 20K for something simple (ipe costs a fortune and its very hard to work. You’ll also need access. We did a “ships ladder” and a 7 foot long aluminum roof hatch with a hydraulic arm (not included in the 20k guesstimate). Plans and permit extra.
It can be wood, but any deck comprised of a combustible material can only cover 20% of the roof at that level. Brazilian Ipe, long considered an incombustible material by the building department, has undergone reconsideration (I am told). Anyway, you should be able to get this done for $15G, all inclusive.
My friends built one. Wood is illegal. Needs to be steel. They had to build an “I” beam frame, then cover it with gratings. In some sections they put paving stones on the grids. And they built planters. Actually the planter are wood. Don’t know if they went in before or after inspection.
