I have a 3 family in park slope that has a fire escape that goes down to the back yard. I have seen post on the requirement of the fire escape. I am looking to replace the fire escape with a balcony and stairs to the back yard. My goal is to give each apartment access to the back yard. Has any one any advice on doing this? What makes the fire escape legal? Can I replace the iron fire escape with an iron balcony and spral stairs? Thanks for any advice.

I had Lopopano Iron Works do the work. I was very happy with their work. However, If I were to do it all over again I would go with a company that would help me design it to code and file with the DOB and do the iron work all under one roof. I used a well known expediter on ( atlantic ave) who was all about function and poor on design. I learned the hard way that it’s not the expediter’s job to help you with design. So you’re better off going with a company that can do it all for you.
Rick, can you tell us who fabricated the decks for you?
Yes, I did the same thing with my 3 family. You can see it here under the Reno Blog…..under My Brownstone, Sunset Park House. I added a large deck on the parlor floor and stairs to the yard. The original fire escape runs from the roof, 3rd floor to the deck. I had to file with the city and the largest I could go with the deck is 8 x 20. It has to be all metal. What I like about mine is that I made the floor out of 1 inch metal slats spaced out so light filters below. The tenants on the ground floor like it in the summer because it lets some of the light through and gives some shade, Very nice during the dog days of summer.
