rubber vs asphalt
I’m in Staten Island and have a leak in a 120 sq foot flat roof. I last had it replaced 8 yrs ago with asphalt rolls. I am now uncertain as to whether I should have a contractor use rubber or asphalt. What is your expert opinion?

I own a house with three apartments. The c of o states that it is a two family house. We would like to have the c of o changed. I need an engineer or architect to begin the process.
Please help. We don’t know where to start looking.

Your post shows that Donald Morgan is using the roofing that you put on with a torch/flames.
It’s not rubber. It’s a low cost plastic. And it’s illegal in NYC.
Your link also states that Mr. Morgan installed and coated your roof all within a three day period. You’re supposed to wait about three months after the roof is installed, before you coat it with aluminum coating.
Mr. Renovation you’ve posted the very same thing every time there is a roofing question for several months now. Why do you keep doing that.
It’s terribly misleading.
The original roof at our Bed Stuy brownstone was asphalt. Eventually asphalt becomes dry and breaks apart in the hot sun. The asphalt roof also held water like a wet sponge, damaging the ceiling of the fourth floor.
I definitely say get a rubber roof with alumminum coating. I hear that type of roof can last over 15 years.

asphalt is the cheapest – you get what you pay for.
My experience has shown me that rubber is much better than regular asphalt. It lasts a lot longer.
Try to stay away from torched roofs. All torched roofing materials are inexpensive plastic and they don’t last very long.
I learned the hard way.
