Hi – I am in contract to buy a one bedroom in brooklyn heights that needs to be completely rewired (new breaker, new switches etc).

I just received an estimate from one of the GCs I am considering of $18,000 for the rewiring part of the job. This does not include redoing the walls after the new electrical lines have been installed. This seems to me about 3 times too high.

Does anyone have a recommendation for Licensed Electrician in Brooklyn? I do not have the budget to pay $18,000 to rewire a one bedroom.

  1. I can’t believe how much renovations cost in NYC, compared to L.A. and other large cities. It’s literally 3 times the cost. I did an entire 2000 square foot house in L.A. for less than $10K, by one of the best electricians in the city. Try going outside the city and call an electrician in New Jersey just over the river, who works in NYC. Or in Long Island who does jobs in Brooklyn.

  2. Well, I think it might depend on what floor the apartment is in…and are you moving a circuit box up from the basement? I have a 1000 square foot apartment on the 4th floor of a building built in the early 1900’s. The circuit breaker box is in the basement and all of the wiring is really old. I looked into updating all wiring and got 3-4 quotes around $10,000 – $15,000, that would also have entailed poking through all of my neighbor’s apartments as well as the common hallways and cosmetically fixing that.
    In the end, I negotiated the reduction before closing but after moving in I decided to hold off on doing the work and see how bad it was. Ultimately, I decided not to do the work. The lights sometimes flicker a bit, and they dim when I use the toaster or microwave (those things add charm!), but in all, I have only blown a fuse once in 9 months. It’s a MAJOR overhaul and I decided I could live without it in the end.
    Have you moved in yet?
    You might be able to spend that money on renovating the bathroom or something bigger…

  3. $100 per point sounds like the price for doing the work when the walls are completely open in new construction. Plus a small job will cost more per point. $200 per point sounds more realistic, I paid $600 a few months ago for 2 outlets + with 2 breakers (new kitchen). And that was after opening the walls in that area.

    $18,000 is way put of this world though for an apartment.

  4. I had my one bedroom completely redone and the electrical was about the same. The days of having your electrical redone for $100 a point are long gone unless, perhaps you have it done by an unlicenced electrician. More like $200 a point.

  5. It will definitely be more than 1800, but not 10 times more!

    Point price is correct, but there will be add’l charges for new elecrical box, etc…

  6. this sounds like an insane price. You should be able to find someone to do this job at around $100 per point, a point being a fixture, switch, outlet, etc. I would think this job should be closer to $1800 rather than $18,000.
