Waivers for Tenants during Renovations
I just read a post re: tenants and renovations. One of the respondents recommended giving tenants a waiver. Can you please describe what you mean? What kind of protection did this waiver afford you? Did you draw it up yourself, or have a lawyer do it? Thanks!

I agree with you, 11:52. That waiver would not have protected Mr. Landlord. Any agreement that asks someone to waive a right to sue is totally bogus. This is the US; people cannot be coerced into waiving their rights.
The most any waiver could do is contain a clause saying that the parties will try to work things out before going to court.
Buy insurance, like 11:52 suggested.

firstly, any tenant would be a fool to sign that, and secondly i don’t think it’ll matter even if thy do if they are injured through some sort of negligence by you or your contractor (which is what any work site accident will be deemed) in the end you’re only recourse is to have liability insurance. and make sure the contractor does too. 1mil is pretty standard
I decided not to go for tenants while renovating, so no waiver. But, this is how I would word it:
I, ________, tenant residing at ______, acknowledge that Mr. Landlord has informed me of the ongoing renovations at ______ (state when renovations begin & end). I agree to waive the right to sue Mr. Landlord for any injury to me or my guests or invitees that arises from said renovations.
Signed _______, dated ______
Witnessed by _______ (preferably not you).
