We are about ready to go to contract on a Federal Brick circa 1930s gut reno but engineer’s report stressed that there was a lack of ventilation space alloted in basement and no egress to outside because it is below ground….of course, seller states this is common and not an issue. Easily remedied through a humidifier. Let the buyer beware. My husband claims this a future environmental issue for mold, mildew, leakage and rodents….anyone out there with experience? Know of a solution?

we are looking at the same problem – will install Airiva air exchanger (+2 upstairs also)
this is probably boilerplate in more reports in brownstone brooklyn… most cellars are not well ventilated, and all those buildings are still standing a 100+ years later. really nothing to worry about, but you can improve the ventilation in a number of ways. Some people get a little vent attached to the cellar hatch.
