I seek a good contractor to renovate a small bathroom in my house. It’s a 6×12 or so bathroom that could use a good workup down to the studs and floorboards. Anyone game, and anyone with a ballpark figure on cost? Expect new plumbing (behind the walls) some electrical, new tub, commode, sink. Not highest end, but not cheap white porcelain either.

    Below find links to pictures that represent before and after shots of my garden floor and parlor floor renovations.

    Garden Level:
    I moved the kitchen (located in back) on the garden level to the middle room. I torn down a wall that lead into a small bedroom that connected to the old kitchen, combined this room and old kitchen into a large one bedroom. I restored all the oak molding (removed years of paint) throughout this apartment. Also I closed off a duplicate entrance which had a small hallway and closet and converted that into an interior bathroom. The old bathroom was in the extension that went into the backyard (garden). It got REALLY cold in the winter so I knocked that all down and just installed a storm door that leads straight to the garden from the bedroom.
    I also removed a built-in bookcase that was in the front room and converted that to the entrance of the apartment. This included making the foyer larger and private for tenant purposes. I also restored the large pocket door which my future tenant will have access to move in large items like couches, etc. Other than that the hallways remain private for me to use. Last touch was the revival of the neglected parkay floor, this came out the best!

    Parlor Floor:
    I restored all the oak moldings throughout the parlor floor. I bought an old fireplace and pier mirror that was being sold on craigslist and restored them and installed as well. Knocked down one of the walls in the back room and made the kitchen/dining area. I also removed the dummy waiter to make the kitchen larger. Installed central air for this floor, using a Sanyo unit called a Concealed Duct Air Conditioner which allowed me to keep my ceiling level intact. I reveresed sole interior (middle) room closet to the hallway, and leveled off two new interior closets by cutting into the space a little. I also re-introduced the pocket doors that were missing throughout this floor. Finally I installed an outswing Anderson door for a deck that will give me access to the garden.

    Total cost to date including all materials, labor, plus 3 change orders.= close to $215,000

    I did not live in the house during the renovations since there was significant amount of dust during the demolition. It was VERY messy! Deck pictures are coming soon 🙂

  3. Allan the pictures are wonderful. I have some really pretty woodwork that was painted several coats of paint by previous owners over the years. I am dying to have it all removed. Just wondering if you lived in the house during the paint removal? How messy was it? I would love to see before and after. Also when the deck is finished will you post pictues of that as well? Thanks.

  5. Hi, yes they did present me with their documents upon request. They are actually finishing up a deck at the moment. I have some pictures I took the other day of their finished work on my parlor floor apartment. They refinished all my wood molding which required removing years of paint and restored my fireplace, beautiful work, I’m very pleased.
