I’m hoping to build a garden/potter’s shed/workstudio in my back yard in sunset park, 10×10, on cement blocks (no foundation), but with windows, insulation and electricity – (but no running water.) Does anyone know if i need a permit or permits for this? Couldn’t find a thing about it at the DOB website…thanks in advance!

  1. thank you…now i need to to decide to whether or not to try it under the radar, or go through the motions of at least trying to do it above board. i figured because the foundation won’t be poured, and there’s no plumbing, and there will be walking access on either side and the back that it would be just a plain old garden shed, albeit one with a potter’s wheel and boom box in it. i am zoned for building out quite a ways from my house. we can go up an additional story on the house, and back quite a ways, pretty much to the back fence as i recall. if anyone has any additional info, or small things i can do or give up on to make this work, let me know. (ie, no electricity, x amount of feet on either side of the structure to be ok for fire code, etc. thank you!

  4. Yes. You will need a permit. As the previous poster said, it’s not easy. You’re putting up a new building on a site that’s probably only zoned for what’s there already. It’s going to be tough since you’re planning a new building with all the mod. cons. Sorry.

  5. This is going to be harder than you think. You will need to file it, but given the zoning requirements for unobstructed rear yards, this structure would probably be in violation. If you can produce documentation (i.e., old survey, photograph, etc.) that there was once such a structure on the property (there often were) you might stand a better chance.
