I was wondering if anyone has ventured into the world of rooftop deck’s for townhouses. I am not sure how common this is, but I know that some townhouses in certain areas that have been converted to condo’s have created rooftop decks to entice wouldbe buyers. Does anyone have any input? I was wondering if anyone has ventured into the world of rooftop deck’s for townhouses. I am not sure how common this is, but I know that some townhouses in certain areas that have been converted to condo’s have created rooftop decks to entice wouldbe buyers. Does anyone have any input? Pictures? Sources on the web? My husband and I have a place and have been thinking of putting a deck on the roof but just in passing. It would be nice to hear that our little dream may actually be a possibility.

You might want to check out doing a green roof at the same time (if you have a spare 15k around). Seriously, a green roof protects the real roof, instulates the roof so heat/cool costs drop quite a bit, looks good and amelirates carbon dioxide as well…
Roof decks someinmes are carried on steel beams from wall to wall so they don’t impinge on the roof stratum. If decking is easily removable, fixing the roof is easier.
Happy to speak with you regarding the rooftop deck that I just replaced on the top of my brownstone. It was done with an eye towards one day selling, but in the meantime renting out the apt for much more rent. As others said, it was done after replacing the roof, and I selected a design and materials that would allow me access should a leak ever need to be replaced. Email me offline. Yes there are regulations regarding roof coverage as well as type of materials, but any good deck builder knows all of that.
You know they are very common in Philadelphia, not so much here. Not sure why. Friends of mine have a coop in Park Slope with roof rights, but gave up on rebuilding the existing decrepit deck because the cost was so high and the restrictions so great. When I renovated my place, I put a water faucet off the third floor on a roof, anticipating that I might buid a deck there someday, but I think it unlikely given I laready have a small deck off the kitchen leading down to backyard. I mean how often would you really use a space which wasn’t just off the prime living space?

More stuff to worry about…making sure you have a new, solid roof. You get a leak, you may have to rip up the entire deck..
