If a brownstone on a landmarked 20×100 block, and is 3600 feet, with a permitted FAR of 2.0, there is 400 more square feet allowable. A very typical brownstone.
So my question is this: how much would a brick rear extension at the garden level, 20×20, with a deck on top, cost roughly.. and would it be allowable and an easy project?
Would neighbors be able to object, etc etc. Other pitfalls?

I’d say 100K would be a good starting point.
You need to check not only FAR but also the Open space ratio and Yard regulations – see zoning rules on the Dept. of city planning web site.
Also look into Quality housing rules – you may be able to boost your FAR a bit.

Landmarks concern is with the street facade.
If this extension is in the rear, with no visiblility from the street, then it can be built.
As for a price, you’re dealing with a more laborious task than you would if it were mechanically excavated. The excavation is all manual labor and it’s time consuming.

although it isn’t clear to me whether extensions are now entirely impossible in landmark areas, or if the deck on the roof of the extension must somehow be set back from the edge 🙁
