We haven’t found the exact place yet, but do any of you have a “guesstimate” of how much it costs to open up the stairs and rip out 1 or 2 kitchens to make a 1 family out of a 2 or 3? Assuming the place is in good shape and that’s all that needs doing.

  1. We bought a three story, two family brownstone in 2001. We are currently using it as a 1 family. We ripped out the second kitchen, but kept the plumbing in the event we ever wanted to convert again. The prior to comments are correct, its nice to have a budget but keep in mind that there are always surprises, i.e., plumbing, electric, uneven floors, walls having to be redone, etc.

  2. it’s unlikely that’s what you list is “all” that is needed. to do just what you said could be as little at 30k, but more likely you’ll want to change bathrooms (doors probably open into the wrong place), add closets, put in one large kitchen, and discover that the plumbing and electrical needs upgrading. maybe you’ll want to install a/c, add a deck, etc. in which case, you’re looking at 150-250k.
