I am in an 8 unit condo conversion in a limestone in Clinton Hill. The sponsors did an OK job (in that they didn’t change the original layout or existing details. But their idea of a promised roof deck was throwing down astro-turf(I kid you not). Our problem is the astro-turf is not only glued, but stapled down through the roof membrane for good measure. If we pull it up, do we need to re-tar the roof? Also, do we go to roofer or do we need an engineer? Thanks in advance for your help.

  1. If the roof deck is in the offering plan, I’d say you have pretty good grounds for suing the sponsor. That should cover the cost of putting up the roof deck.

  2. In my non-expert opinion of this, I don’t think you need an engineer if you just want to pull up the astroturf. However, if you want to put down a real deck you will need to get the proper permits and an engineer should be used to make sure the load is properly distributed.

    If the staples pierced the roof membrane you should be sure that they are patched up. For a temporary job you can just tar over the holes but it may require putting a new roof down in some time.
