Hi there Brownstoners,
I have a question. I am new to Bed-Stuy and have a 2 family. I have a rubber roof and when the home was inspected, I was told to hae the flashing around the skylights and chimmeny done again. We closed in March and with the rain we had this weekend and today, I have leaks around 2 skylights! YIKES! I am in the middle of renovation the upper apartment and the seiling is open to the rafters and the floor is open to the joists so we were ablr to see it and catch it before we closed everything up and got someone in.
My question is does anyone have any idea what flashing repair/maintanence costs? I am tapped out of money and based on some of the orums I’ve seen for costs of rubber roofs, I am gathering $500 or so for 3 sklylights and the chimmeny? Any advice would be greatly appreciated.
Loving Brooklyn!
The laws in NYC are assinine. Bring back rubber fire roofs! Down with these byzantine laws that were written cause a few slobs started fires on the job!
I’ve had nightmares trying to repair leaking roofs.
I plan to have my roof replaced this summer. Hopefully the nightmare will stop.
Butterfly, no need to be sarcastic. . . though I admit 99% of my waking day I am too.
Thanks for all of your help Brownstoners!
I just explained to Robert about your situation and he is very familiar with these type roofs. He estimated it would be around 200 to 250 under normal circumstances he live one block over from you on Macdonough St you can reach him @ 7184554218
Thanks CrownHeightsProud! Tar work on rubber roofs? I knew I could count on my fellow brownstoners.
Flashing repair is not a big deal for a good general handiman. Basically he has to be roof savvy enough to find the leaks at their source, which isn’t always easy, as water runs to the lowest point. But assuming he finds it, or the general area, it is an easy repair. He just needs some roofing tar and maybe some roofing paper, all available near you at Weinstein’s. A 5 gallon bucket is around $30, even if you need 2 and some paper, that’s around $75, plus anywhere from $50 to $150 for your repair guy. The $200 is worth it. Believe me, it’ll cost a lot more if a ceiling comes crashing down. It shouldn’t cost you $500, unless you pay a lot for a repairman.
Make sure you wait till there has been at least one full day of sunny weather, more if possible, so your roof can dry out.
I am the original poster. No I am on Macon St.
are you on decatur st?
