conversion of three family to two/one family
We are considering purchasing a three family brownston in Park Slope, for use as a one family. Is there any requirement or substantive advantage to converting the CofO to reflect its actual use? We are considering purchasing a three family brownston in Park Slope, for use as a one family. Is there any requirement or substantive advantage to converting the CofO to reflect its actual use? The renovation would involve removing two kitchens and moving some walls. Do we need any other permits, really?
Also, does anyone have feedback about the merits and process of digging out the basement (which is unfinished, and about 6 feet high) for day-to-day use (e.g., playroom). Would that require permits?
I saw this house on the recent house tour where they dug out the basement and opened it up so there was a lot of light. It was really nice. See some photos here:

the benefit economicly will be that your property tax will go down, also when working without a permit a inspector can pass by or anybody can file a complaint and a stop order will be issued that will cause problems and panelts, and you will need to fine somebody to be willing to work without a permit,
as far as digging down the basement you muus call a p.e. to the site to conform the structural stability, and depth of existing foundation, and adjacent fountaion, if they are as of noe to almost the point of the footing )as most old houses are) you will need to underpinn which is very costly.
If you want to do the job “legally” and with licenced plumbers, electricians, architects, etc, then one of the net results will need to be a new c-of-o. OTOH, you can do it under the radar, and not bother with filings or permits.
Talk to some architects who can explain the ins-and-outs of ALT1, etc.
