Our staircase from parlor to top floor has settled over the years and now one side sits at least 3-4 inches lower than the other (due to sagging floor joyces). Structurally, we believe the stair to be sound, but cosmetically, it looks awful and gives you a falling sensation when you walk up or down the stairs. We don’t like it, and want to address it. Our contractor and architect outlined for us some options: 1) replace the stairs (no way!) or 2) shim each tread – to do so, remove the bannister and spindles then put them back in place when finished (cost = $7-10K on time and materials). It’s expensive, and we’re not sure it will fix the whole problem. We are also afraid it will ruin the bannister/spindles. Has anyone done this? Has anyone done something else you’d recommend? Would you trust this job to your gut renov contractor, or does it require a specialist like SoxCo? And, since we don’t really have the budget for it now, is this something one could opt to do later, after living in the house for awhile?

  3. Typical of old houses. short of any structural problems – should go under stairs, remove treads and reset. not a big deal. will have to take off plaster/sheetrock back side of stairs however. Not really a big deal–just tedious. My guy St. John could help I’m sure. 917-684-7817

  4. Heights Woodworking rebuilt my stairs two years ago (same problem, but worse) and did an excellent job. They had to replace a couple of the spindles, but they just take one of the existing and replicate it exactly at their shop. I would definitely hire a specialist to do this work, and not your GC. You will get a better result at lower cost.

  5. We had our staircase repaired by Soxco – with a similar problem (but maybe not as extreme as yours).
    They replaced the treads so they are flat, but only go in one side of the stairs. They are also supported from the bottom. This was done several years ago and they look like new. I suggest contacting them or some other staircase expert.
