I went to a brownstone open house in Bed-Stuy and the entire home is covered in paneling (all except garden level). Does anyone know how costly it is to remove paneling? Is it worth even considering?

  1. Also be aware the panelling may be there to cover up lead paint. Check and see if there has been a prior violation for that. You may end up “unremediating” the house and spreading lead dust throughout the house.

  2. I removed panelling from a room in my house and ended up gutting the entire room. It just comes out better in the end.

    It turned out fine because the room got new sheetrock (5/8″ inluding the ceiling) and upgraded wiring for outlets and ceiling fixture.

  3. Your house may be just right for filming retro 70’s amatuer porn. Does it have shag carpeting? I may want to rent it for a photo shoot.

  4. it’s worth whatever you may find and whatever it may cost you- it depends on how much you love the house overall and how much else has to be done.

  5. mcteaque is right. Usually the paneling is there to cover something else. Over the years it has been cheaper for homeowners to cover plaster walls that are in disrepair than to to fix them up – whether it’s fixing the plaster itself or removing it and replacing it with sheetrock.

    The demo work can actually be fun – however finding what is underneath can ruin the party. Be prepared for significant wall repairs.

It’s not costly to remove it (especially if you invite a few friends over for a demo party). it’s what underneath that may cost you–we had panelling only on the garden level and some walls had pristine plaster wall underneath and others the walls were crumbling off the lathe. The demo is nothing–a decent plaster may run you thousands of shmoogs. The panelling may be hiding something, but you wont know until you remove it.

    If there is no way to tell, it should have a significant impact on asking price ($5000/room mebbe). Cheap walls are expensive to replace with not cheap ones.
