I’m about to start on an apartment renovation in Cobble Hill. Where do I begin?
I need to move a kitchen from one room to another, that’s the main thing. 6-8 feet move for pipes. All new kitchen in new room. I want to open up a door and close another. Skim coat and paint entire place. New wood floors in main room and halls, carpet in bedrooms (2). Bathroom is fine as is.
Budget: 50-60k. Do I start with an architect who leads me to a contractor? Do I sub-contract these jobs myself (I could do that). I think the budget will get the job done, but I worry it’s not enough to land a good contractor. Any thoughts or recommendations.

You need an architect first to get drawings , makes it much easier when looking for a contractor because you give them exactly what you want etc ( permits if needed )

Sounds like you know what you want already. Do what you can for yourself and then find a good carpenter, plumber, and electrician for the rest. Recommendations are always good and ask the carpenter to see some photos of their work. Sometimes they may even have a local client who would be willing to let you take a look…
do NOT go with an architect first if you want to stay within 50-60K. Hire the architect when they are needed. i.e. get the contractor first, but own the relationship with the architect.

I found a pretty good plumber and electrician – let me know if you want their #’s. The plumber is a little higher (1 sink and 1 gas line will run you about $2,600). I am renovating 2 bathrooms and 2 kitchens myself, and it’s important if you are going to sub it out yourself that you have all your decisions made as soon as possible. Trying to order things at the last minute gets pricey, and messy. If you work with an architect, I know a really good, calm one who can help you with scheduling your subs, etc…

I can think of three contractors who’d be appropriate, although I don’t know about their availability. Winter slows down a little for these guys, so you might be in luck.
