Building Beyond Allowable FAR

My husband and I own the top floor co-op apartment of a three story brownstone in Park Slope. according to the Buildings Dept., the brownstone already exceeeds maximum allowable FAR (it’s built pretty deep into the lot). We’d like to build an extension on the roof to house a child’s bedroom. Is it possible to do so by making some kind of “loft” space that doesn’t count towards FAR? What are the requirements? Can there be a bathroom up there?
Hire Henry Radusky of Bricolage Design. They could get the Buildings Department to issue permits for 5 extra stories if you want them.
I’ve heard you can build an attic that doesn’t count in the FAR. In has to be not visible from the street (so set back, or sloped roof). I think getting plumbing, heating and proper insulation is going to be expensive though.
