I’m thinking of adding a small room to our 3-story carriage house by extending out. The room would be approximately 16×7. Any idea how much it would cost? Ballpark?

  1. I own a 4 story brownstone. Building size 20×40, with a lot area totaling 1587sqft. My FAR according to Property Shark is 2.43 which gives me 3856sqft of total buildable area. Also according to Property Shark, about 3600 sqft has been used leaving me with about 250sqft left to do any additional work like an extension. Shouldn’t I have about 650sqft left to my discretion? How can I find out if the previous owner sold some of my air rights? How can I purchase more air rights?

  2. also, most extensions in brownstone brooklyn are grandfathered, and wouldn’t be able to get built these days. So just because you see your neighbors have one, don’t assume you can too.

  3. That’s the magic number, however I’ve noticed an escalation in construction prices in the past few months due to oil/gas inflation so to be on the safe side, I would add a contigency and perhaps budget a little more per square foot so you get hit with those nasty change orders

  4. I am looking to add an extension to my brownstone and my architect said a rough estimate for the construction is $150 per square foot. This does not include architecture fees, permits etc.
