Conversion from 2 to 3 Family
Has anyone converted a 2 family to a 3 family? I am looking at a property that is being used as a 2 family and it is taxed as a 3, listed as 3 units through HDP, but then doesn’t have an MDR number. There are no original plans to see how it originally was…
Has anyone converted a 2 family to a 3 family? I am looking at a property that is being used as a 2 family and it is taxed as a 3, listed as 3 units through HDP, but then doesn’t have an MDR number. There are no original plans to see how it originally was arranged. It looks like it probably was a 2 family, but am wondering if anyone has gone through the process of making a 2 family a 3 family. Just would like some general feedback on the process. Thanks. amjb
The city records including HPD are wrong at times. I have had major issues with buildings misrepresented in the records. Many of these issues began when the system was computerized. Regarding the 2 to 3 conversion, Does the building have a seconds staircase, fire-escape or sprinkler system? if not then it is a legal 2 family. Any structure in NYC with more than 2 legal units must have two forms of egress for each unit or a functional (and inspected) sprinkler system.
