47 Dean Almost Done
Here’s a look at Boerum Hill’s 47 Dean, mostly finished with construction and ready for its finishing touches. The website isn’t showing any more listings than the last time we checked: all we’ve got is that the two- and three- bedrooms will start around $980,000. Development Watch: 47 Dean [Brownstoner]
Bill Ross Does 47 Dean St. [Brownstoner] GMAP
Even if the views aren’t grand, three exposures is still a nice amenity for all the natural light and air. This is the building the Bill Ross (Head of Halstead’s Brooklyn Office) is involved in, right?
I drove by it the other day. Looks nice to me. I haven’t seen the interiors…
be rude, you’re right not a block the aia guide will be taking photos of.
Been watching this one for a while, and agree it is a better-than-average design (at least the exterior). Nothing to fawn over, but better than your average condo. And the location is indeed great.
For all this talk of exposures, though, the views are going to be limited and, dare I say, poor no matter the true # of exposures. The backside will look out onto one of the large, quasi-tenament style apartment buildings on Pacific, and let’s just say what’s inbetween isn’t a clutch of nice townhouse backyards with pretty, mature trees. It’s a dusty space with little in the way of aesthetic appeal.
That said, we can debate all we want about pricing, but recent deals for solid new construction in the neighborhood went off at close to $800/sq ft, so if these puppies are around 1,200 sq ft, ask is within spitting distance of fair…
cool, gotcha….
ch, website povided doesn’t have floorplans so was assumming the usual. I’ll be impressed to see a one bedroom with three exposures.
Every apartment has three exposures.
Blofeld, whomever he is, is not the developer, i know them personally. And there are THREE exposures for each unit, not one, DeLepp. There cross breezes, don’t rely on one photo.
And be sure to follow that guys/gals advice, Caveat Emptor.
Some buildings are built better than others. Way better.
blofeld, developer of project? The condos on Pacific went for high numbers too despite having one exposure, dean street will go close to ask. My opinion is why developers can’t be more creative at high end. Cross breezes are nice, unless you’re cattering to the allergic.
Issue in new const. condos today is quality of build. Caveat emptor. Willie-B will be full of assessments….
This building is way better built than average, will have owner occupants rumour has it, and is solid. Location superb.
Buy quality in new con, buy quality.
Buyers are there, financing the hard part, but possible.
