Last September we posted about the five-story condo build at 151 Carroll Street, a development that was causing some nearby residents serious agita. One person left a comment noting that there have been issues about recklessly undercutting foundations on both sides of the project, and crew members were trespassing on neighboring properties at all hours – to the point where one guy strung razor wire to keep them out of his yard. Cops were out several times over this.
Now that the building is all grown up, it seems like it’s learned how to play nice with the neighbors. The person responsible for the above commentary sent us an update about the project:
Once the foundation was in and the masonry team replaced the diggers, the site became much, much easier to live with. Difference was night and day, in fact. Building is now mostly completed on the outside. From what I can see, they still have quite a ways to go on the interior, where there has been no obvious activity in the past few weeks (in contrast to the two awful brownstone condo conversion projects going in around the corner on the 500 block of Henry). Have to say…building could have been much, much worse.

It still looms a little large, especially over the house to the right, which is setback 15 feet or so, whereas the new one goes right up to the sidewalk (there is about 20 feet of open space in the back, reached through a breezeway on the left side). Roof has what looks like a couple of penthouses; might be only one big one.
Concrete trim around the windows is precast, off-the-shelf stuff but used with healthy restraint. It is not clear what sort of finish is going to go over the still-exposed concrete block on the street level.
No word on interior configuration; I have heard rumblings which strike me as implausible that the building could be rental.
the cornices could be better, but at least its not a fedders monstronsity.

i’m not loving those lintels or the cornice.
Wonder what they’re going to cover the ground-floor facade with. If they do it wrong, the whole thing could take on a Bricolage-esque vibe.
