Raindrops keep falling on my head...
So we're in renovators' limbo right now. Working on plans, deciding what needs to be done first, meeting our neighbors who are nice enough to show us their houses to give us some idea there might be light at the end of the tunnel in a decade or so, etc.. :)
The current dilemna of the day is roof territory. The roof sucks and we should probably do a complete tear off. We MIGHT be able to get away with another layer and then worry about doing a big tear off in a few years when there aren't quite as many screaming priorities at the same time. As you might expect, a new roof is a huge chunk of change as well as being a critical factor for the houses well being, so we want to make the right decision here. Also should come as no surprise that the roof is coming in at about 5-10K more than we had originally had hoped. Not that Im shocked that its more than we expected really...things always seem to be. But its making the decision that much more difficult.
So when in doubt, shop!
Add these items to the little pile o crap we're accumulating for "later". Please note that Im still in the imagination/dreaming shopping phase when I clearly should be in the "we need this now" phase. When that starts happening, watch out!

Saying the roof “sucks” is very kind MrsLimstone. The pitter-patter of the water droplets in and around the various buckets, lids, tarps, jars, and bottles the other day, almost made me forget how great this house is going to look like in a couple of weeks….OK….That’s the effect of the drip, drop, bip, bod, talking. I conceed it will be a while longer that that, but I hope for both our sakes, your estimate of “a decade” is grossly exaggerated.
Anyway...Does anyone have any roofer recommendations besides Premier and Greene that we can get some quotes from?

I really enjoy your reno updates and I admire your ability to maintain a good sense of humor during your reno. I bought a place last year and have been knee deep in rubble and dealing with the never ending dust, can't say I have had a smile on my face for most of it. I did have my roof done b/c I had nightmares of rainy days and rooms full of buckets. I used Leak Masters, you cand find their info here in the forum archives. Nick @ LM is a great/honest guy and his crew did a fantastic job.

pluto: Thanks for your post. Hopefully we will still be smiling when the renovation is in full stride. …I talked with Nick from Leak Master. He seems like a nice guy who is passionate about roofs; however, he told me that he no longer does “tear off” jobs. I think we are going to go with Premier.
…And to All: For the record:, MsLimstone conveniently fails to mention the hours of backbreaking pre-renovation work that I have been conducting since we first entered our leaking, plaster crumbling, cold, dwelling of the future. (Details will follow in upcoming posts)

Just kidding! You guys know we're rooting for you, and will do everything we can to help. Well, make that everything but manual labor. I'm afraid I've broken MY husband after nearly 20 months of abusing his weekends.

I used Dolan a couple years ago. They charged $1.50/sq ft for a new rubber roof. It was done in one morning and when there was a slight leak a year later, came back and fixed it.

If you have hired a reliable roofer, he will tell you if you need a "tear-off." I hired a guy assuming that was what our roof needed, but he inspected and explained that it was not needed at this time, but a (not very expensive) skylight replacement was. So far, he seems to have been right.
