In case you haven’t heard, Forbes Magazine recently listed Poughkeepsie as one of its picks for the 20 Most Miserable Cities in the U.S., citing its residents’ long commutes, the bad weather, and high property taxes. This was pondered recently on the Upstater blog, opining that perhaps Forbes’ various beefs with the Dutchess County city were not insurmountable. Personally, we’ve had some fine times in Poughkeepsie, most notably on the Walkway and at one of our favorite eateries, Soul Dog (it’s just up the hill from the train station; go there for lunch already!). Poughkeepsie also happens to be one of our favorite places to ogle houses (property taxes not withstanding), so without further ado, cast your eyes upon some nice properties in the “miserable” city of Poughkeepsie. Livingston Manor for $25 a Foot?

When you hear the phrase “$25 a foot” used in Brooklyn, it’s most likely in reference to an annual rent number (though even that would be low these days). When it comes to this charming mixed-use listing in Livingston Manor, however, it refers to the amount needed to purchase the property. Goldfinger Upstate

Myron Goldfinger’s designs are not for everyone but the modernist houses he designed sure are distinctive. Check out this 5,000-square-foot place in Sagaponack that Curbed featured a couple of years ago, and if your interest is piqued you may be in luck: There’s a Goldfinger design on the market in Chappaqua. The 8,200-square-foot pad at 20 Bessel Lane also comes with a tennis court and four acres of land. Asking price: $3,995,000.

Back in 2012, Hudson Valley Magazine named the Orange County town of Goshen as one of the best places to live in the Hudson Valley. A great town for an historic walking tour, Goshen is home to lots of drool-worthy properties ranging in price from “YOWZA!” to “the mortgage is less than my car payment.” We chose a few in between. Hipsturbia: Brooklyn Breeders Move North

A few weeks ago, friends of ours emailed that they were putting their two-bedroom co-op in Clinton Hill on the market. We asked where they were moving, expecting to hear a fixer-upper in Bed Stuy or Crown Heights–two of the last places in Brooklyn to buy a brownstone for under $2 million. When we heard the response, though, we were floored: New Rochelle! “This will probably be the moment we all look back on as when the suburbs got cool again,” we wrote back jokingly to the photographer mom and punk-rocker-by-night-lawyer-by-day dad. And it seems like we were right, judging by the cringeworthy but possibly-on-to-something trend piece in this weekend’s New York Times called Creating Hipsturbia. Having milked Brooklyn and its hipsters for the past five years, the Gray Lady appears to be following them north as they get priced out of the borough they once made cool. And, apparently, they are trying to bring some of the cool with them.
To ward off the nagging sense that a move to the suburbs is tantamount to becoming like one’s parents, this urban-zen generation is seeking out palatable alternatives — culturally attuned, sprawl-free New York river towns like Hastings, Dobbs Ferry, Irvington and Tarrytown — and importing the trappings of a twee lifestyle like bearded mixologists, locavore restaurants and antler-laden boutiques. “I don’t think we need to be in Brooklyn,” said Marie Labropoulos, who recently moved to Westchester County and opened a shop, Kalliste, selling artisanal vegan soap in Dobbs Ferry. “We’re bringing Brooklyn with us.”
The aforementioned towns all offer reminders of the storefront offerings of Bedford Avenue and Smith Street but with houses nearby that are well under $1 million. In fact, of the 135 or so properties we have listed in our Upstate Marketplace for Hastings, Dobbs Ferry, Irvington and Tarrytown, just eight top $2 million, with the most expensive being a seven-bedroom Georgian Colonial in Irvington asking $4,750,000. The cheapest? This diminutive Dutch cottage at 504 Benedict Avenue in Tarrytown for $319,500; everything priced under $300,000 turns out to be a co-op or condo. So how many of you have seriously contemplated this move? Know any hipsters who’ve already taken the plunge?

We enjoy Putnam County. It’s scenic, with the western portion of the county located along the Hudson River and its eastern portion along the Connecticut border. Putnam County is chock-full of gorgeous homes, and while property prices are not as low as you would find in more northerly climes, its proximity to the city and Metro North options make it appealing, which is why it’s a popular bedroom community. Given the standard asking price for a house in parts of Putnam County, we thought the $700,000 range was a good place to look this week. What does that price range get you? Well, it probably won’t get you a sprawling estate, but it will get you something easy on the eyes. The property taxes might curl your toes. However, as we’ve said before, looking is always free. The hamlet is a mere 15 minutes to the city of Kingston, 20 minutes from the village of New Paltz, and a smidge over two hours from Brooklyn. The hamlet of Livingston Manor in Sullivan County is a mix of everything we love about Catskill Mountain towns: It’s steeped in Borscht Belt history, surrounded by natural beauty, and has a small but walkable village vibe. If you love to fish, even better, since Livingston Manor is situated on the Willowemoc Creek. As far as real estate prices go, the good news is that the hamlet, which is located in the Town of Rockland approximately 2.5 hours from Brooklyn, is still a bit of a well-kept secret, so there are many great bargains to be had. But not for long, as more folks interested in a Catskills getaway discover it. The other piece of good news is that taxes are fairly reasonable. Saugerties in Ulster County isn’t as big as Kingston or as legendary as Woodstock, but it’s getting more popular by the day as a weekend getaway destination or a place to live full-time. It’s easy to see why. Located a little over two hours from Brooklyn, the village of Saugerties is walkable and adorable, jam-packed with excellent shopping and dining, and has one of the best public libraries in the county. It’s also an area rich in history, with stone houses that date back as far as the 17th century. And we are suckers for them. Here are a few we particularly like. Take note that they are a bit pricier than the usual housing fare in and around Saugerties, but let’s face it: History ain’t cheap. (more…)

In the wake of the latest hurricane, the call came in for commutable homes. Readers wrote in to request that we profile places where one could easily get to the city, should one want to, but could also relax in relative countryside. Some of you will argue with what’s commutable — does a one-hour-and-forty-five-minute train ride count? Well, it all depends on how often you need to travel (every day? twice a week?), how much work you can get done on the train, and what your budget is.

The Upstater: High and Dry in Hudson
Fridays at 11, the Upstater website brings you a selection of homes within three hours north, and a bit east or west, of New York City. This week, in the wake of Sandy, we decided to hone in on Hudson, up the hill from the train station and hopefully on high enough ground to withstand some rising waters.
First on our list is this rather remarkable live/work neoclassical home, in walking distance from the train station. It’s been lovingly restored and decorated (home to a famous artist, the listing boasts), with “12-foot decorative ceilings, marbleized slate mantles, chestnut paneling, doors, shutters, and several large original bookcases.” And there are details like “bookshelves in the dining room became a china armoire and the walk-in vault is now a pantry.”
