One of the many things we love about Delaware County, located in the Catskill Mountains southwest of Albany, is that you can find some spectacular properties at modest prices. Sure, some need work, but if you’re willing to put in the time and elbow grease it takes to put a polish on these lovely properties, the benefits are numerous. This week, we’re looking at four excellent deals in Fleischmanns, Delhi, Hamden, and Stamford, some of our favorite Catskill Mountain towns. Delaware County is situated approximately 3.5 hours from Brooklyn, and it feels a world away.

The village of Ellenville, located in the Ulster County town of Wawarsing, is one of our favorite places to eyeball fairly inexpensive houses. Some may consider Ellenville to be too far into the boonies for their taste, since the village is along the Shawangunk Ridge and over 40 minutes from the city of Kingston, but we think its natural environment makes it all the more attractive. Besides, the village itself has some good things to recommend it: Ellenville is home to the Shadowland Theatre, as well as one of our favorite restaurants in upstate New York, Aroma Thyme Bistro. Ellenville is also one of those places where it’s easy to find some good-looking options for around $200,000 or less. Here’s a few we picked from the Brownstoner listings.

It’s a bit of a stretch to call the Palisades “upstate” but that doesn’t mean it can’t be in our Upstate Listings. You will find places to ride your bike along the Reservoir, and you will find the Ashokan Center, one of the best educational centers around if you’re looking to experience the Catskill State Park in a hands-on, interactive way. The Upstater: Retro-Mods, Spacious and Bright

The design sticklers would have a field day with us if we called these homes “Mid-Century Moderns,” because technically, they are not. Some have called them Three-Quarter-Century Moderns, but others poo-poo the term as fakery. We could just call them “Contemporary,” but that encompasses too many design aspects to adequately describe what we’re seeing. So, we decided to make up our own term for the late 1960s-to-1970s-era homes that maintain many of the characteristics of mid-mods: The wide-open spaciousness, enough huge windows to make the resident bird population weep, giant fireplaces, stone tiling, and sleek lines. We’re calling them Retro-Mods, and we adore them. Prepare to have your eyeballs delighted by a few we found around the counties of Dutchess and Putnam.

The Upstater: Along the Shawangunk Ridge

The Shawangunk Ridge is a hard, stony spine that reaches across Orange, Sullivan and Ulster counties. It’s particularly dramatic in Ulster County, where the Minnewaska Preserve shows off the Ridge’s craggy, most rough-hewn side. Species accustomed to both northern and southern environments manage to coexist on the Ridge, making it a unique spot to explore the biodiversity of the Hudson Valley and Catskills. We suggest checking out the Ice Caves at Sam’s Point in Ellenville, or hiking around Lake Minnewaska at Minnewaska State Park (make sure you check their website before you go to see which trails are closed) near Kerhonkson. The Upstater: Let’s Go to Phoenicia

Phoenicia is blowing up, as the kids like to say. We’ve always known that Phoenicia, located in northern Ulster County and west of the Hudson, is a great little hamlet, but now, it seems to be popping up on everyone’s radar, thanks to places like the newly revamped Phoenicia Diner and the Graham & Co. Motel. Of course, those places wouldn’t exist if Town Tinker tube rentals (the best way to experience the Esopus Creek is by tube) and the Phoenicia Mystery Spot weren’t already there, drawing in visitors from everywhere to experience the fun, character and beauty of the Catskills. Bonus: There’s a Trailways Bus Station right on Main Street. We also enjoy the cut of Phoenicia’s jib when it comes to houses on the market, with a small but diverse number of properties listed for fairly affordable prices. The Upstater: Saugerties Village Charm

The village of Saugerties is a great spot to watch daffodils bloom as you take a walk to grab a burger from the Dutch Ale House, or an iced tea from Inquiring Mind book store after having a browse around the stacks. We rounded up a selection of great properties in or around the village, walking distance to the Saugerties Beach (one of the area’s best kept secrets) and village amenities. The Upstater: In Defense of Poughkeepsie

In case you haven’t heard, Forbes Magazine recently listed Poughkeepsie as one of its picks for the 20 Most Miserable Cities in the U.S., citing its residents’ long commutes, the bad weather, and high property taxes. This was pondered recently on the Upstater blog, opining that perhaps Forbes’ various beefs with the Dutchess County city were not insurmountable. Personally, we’ve had some fine times in Poughkeepsie, most notably on the Walkway and at one of our favorite eateries, Soul Dog (it’s just up the hill from the train station; go there for lunch already!). Poughkeepsie also happens to be one of our favorite places to ogle houses (property taxes not withstanding), so without further ado, cast your eyes upon some nice properties in the “miserable” city of Poughkeepsie. When you hear the phrase “$25 a foot” used in Brooklyn, it’s most likely in reference to an annual rent number (though even that would be low these days).
