After an announcement early this year that condo building 75 Clinton Street would market rentals instead, listings popped up on the market. StreetEasy lists 10 studio, one-, two-, and three-bedroom units priced from $2,362 all the way up to $11,000/month. See interior shots here. As a condo, units were asking $519,820 up to $1,699,000. There are 80 apartments total.

388 Bridge Street is Officially Back in Business



The 53-story condo/rental tower is finally going up at 388 Bridge Street in Downtown Brooklyn! Just yesterday, a lot of heavy-duty construction work started up at the site. It looked like workers were pouring concrete into the foundation, but our view through the fence wasn’t great. Last month there were stirrings here after years of inactivity. At its completion, this development will hold 234 apartments and 144 condos, both market and affordable rate. Construction on the H&M down on the corner of Bridge and Fulton started up late April. This lower duplex in Fort Greene is located at 306 Carlton Avenue. Not much to gripe about looking at the photographs of the parlor floor and private garden. But there aren’t any images of the bedrooms (promised to be large), kitchen or bathroom. The rent: $5,200/month.

The exposed brick and beams are matched with some newer finishes, as well as amenities like a gym, laundry room, and roof deck. Chasing Cheap Rents in Pricey Brooklyn



The Times’ Appraisal column this week looks into the story of a young professional who has lived in several apartments in Brooklyn but never paid more than around $600 for her share of the rent. The profile is of one Sophia Cosmadopoulos, who works in art therapy and instruction, and has a boatload of student loans. Ms. Cosmadopoulos lived near the BQE in Carroll Gardens, then Williamsburg, then Bushwick. She now resides in Bed-Stuy, and has dealt with stuff like critters and weird layouts in her various apartments. We’re probably hopelessly out of touch, but we thought the cheap-o rate for part of a share has had an $800 baseline for at least a decade. Here’s the story’s kicker: “An issue she spends more time thinking about, she says, is her participation in waves of gentrification. ‘It’s hard to avoid when you move to New York, when you have a bunch of student loans and don’t have a lot of money,’ she said. ‘I just live in places that I can afford to live. And obviously, that comes at a price. Ms. Cosmadopoulos said that in every neighborhood where she lived, she had made sure to shop at nearby businesses, to support the local community and never to pine for a place like Starbucks.”

Here’s a somewhat raw-looking loft space in one of Dumbo’s less-hyped residential buildings, 25 Jay Street. There’s a separate bedroom in this unit and a teeny-tiny area for a sleeping loft. The kitchen finishes are pretty bland, but the apartment gets points for the exposed ceiling and dark wood floors. As for the monthly damage: $3,950.

Fort Greene’s Fino175 Trying Again as a Rental



The development at 175 Vanderbilt Avenue, rebranded as Fino175 last year, just can’t seem to make a go of it. This was previously a condo building, but now one- and two-bedroom rental units are on the market for $2,850 to $5,000/month. (It looks like the building first went rental in December, but with higher prices.) Condo units were asking around $625,000 to $1,100,000 when the building first launched one year ago. Anyone who’s actually been in here care to comment on whether it’s likely to fare better as a rental?

The leafy, surprisingly quiet block of Duffield Street right off the Tillary/Flatbush Avenue Extension intersection is quite lovely, which is why this studio at 55 Duffield caught our eye. As for the unit itself, it looks like a pretty standard studio with some newer renovations in the eat-in kitchen and bathroom. There’s a shared garden, which is a nice perk. The monthly rent is $1,750.

More Applications Being Accepted at Navy Green



According to Myrtle Minutes, 7 Clermont Avenue, the third building of the Navy Green affordable housing complex, is now accepting applications to rent. Check out the 7 Clermont website for the application and more details. The income brackets are a little wider than those accepted at 45 Clermont Avenue, where move-ins have already begun. (The second building completed, 40 Vanderbilt Avenue, strictly has apartments for low-income singles and single individuals previously homeless.) At 7 Clermont,the max income is $38,520 for a three bedroom and $34,860 for a studio. the max income goes all the way up to $125,190 for a three bedroom. This two-bed/two-bath duplex rental at 13 South Oxford Street in Fort Greene is interesting. As far as we can tell, this is the basement apartment with a “lower cellar area” that offers some extra space. The second bedroom is in the “lower cellar area,” which means it probably has no windows. There also doesn’t seem to be a photograph of the main bedroom. Regardless, it comes with a private garden and is on a great block. Think that’s enough to justify a hefty rent of $5,200/month?

109 Gold Street Tries Again, With Rentals This Time



That was quick! Rental units are now on the market for 109 Gold Street, the Vinegar Hill condo that sold for $14.5 million dollars last month. Five units have hit the market, including a studio for $2,025/month; one bedrooms for $2,625 to $2,700/month; and a two bedroom for $3,900. There are 33 apartments in total. According to a press release about the launch, amenities include “entry garden, lobby with WiFi, furnished roof deck, fully equipped fitness center, and package and delivery storage.” Think this will fare any better than when it was on the market as a condo? Those were initially priced from $345,000 to $720,000.

Over on StreetEasy there are four available one- and two-bedroom apartments priced from $700k to $939k. Rentals were anywhere between $2.600 and $4,800/month. Here’s a very pretty one bedroom at 83 4th Place in Carroll Gardens. The listing says that this floor-through has “flexible layout options,” so you may not be confined to the single bedroom. We’d say the rent of $2,000/month is a little high this far south in Carroll Gardens, but with that said, still wouldn’t be surprised to see the unit snatched up quickly. Y/N?
