The house at 23 St. Felix Street in Fort Greene whose renovation and sale we have been following closed Tuesday for $3,000,000, the developer told us. That is slightly above the ask of $2,959,000. The buyers are a couple from Manhattan who work in finance and law. Three offers came in above ask within three weeks of the house going on the market. The one-time SRO was gutted and given a modern look inside.

“I see a strong Manhattan to Brooklyn trend of homeowners cashing out on their Manhattan condos and buying bigger spaces in Brooklyn,” the developer said. “While they do dominate a big part of Manhattan, the out of country/state buyers are not too much of a factor in Brooklyn from what I see,” he said.

  1. Since I seem to be consistently underestimating how much folks are willing to pay these days, i suppose I will simply stop commenting on price. This is a very impressive sale. Is it a bubble? The new normal? Who knows? I sure as heck don’t.
