1702-avenue-z-1009.jpgSheepshead Bay doesn’t get a lot of attention around here but this new condo at 1702 Avenue Z caught our eye. We don’t think of the area being known for Richard Meier-wannabe designs. Given the alternative though (like this place we wrote about last year), we’ll take it. The ten three-bedroom units range in price from $799,000 to $899,000. At less than $500 a foot, we bet these’ll sell. GMAP

  1. The horrendous condominiums built along Emmons Avenue within the past few years are overpriced, hideously designed and mostly empty. Therefore, I don’t see how this building will fare. If parts of “trendy” central/northern Brooklyn aren’t fetching these prices, Southern Brooklyn sure isn’t.

  2. I think I drove past these recently (from there too). Balconies overlook the loading dock of the Post Office on a particularly unattractive (even for Sheepshead) semi-retail strip. I couldn’t imagine spending anywhere near that kind of money for the Bay (unless an old wood frame on an East # street…maybe).

  3. The building is not quite as nice as the photographs indicate. It is completely out of context with the area and the neighborhood is awful. If you don’t speak fluent Russian you shouldn’t even consider it. Perhaps this will end up like Corcoran’s other “sexy” condo at 601 Ocean Parkway-over 50% rental with satellite dishes on the balconies.
