Park Slope Brooklyn Condo for Sale -- 25 Eighth Avenue

Brooklyn condos don’t get much more regal than this 10-room showstopper in Park Slope’s Montauk Club. Grand, richly detailed and in flawless condition, it’s a sight to behold, from the banks of stained glass windows and the coffered ceilings to the columns and the fireplace mantels.

The palatial unit takes up an entire floor of the 19th-century building, spreading 4,200 square feet. There are five bedrooms, four bathrooms (two half and two full), giant living and dining rooms, and an outdoor terrace overlooking Prospect Park and Grand Army Plaza.

The place recently went through a multimillion-dollar renovation, according to the listing, from Douglas Elliman brokers Suzanne Koxvold and Sang Kwon. Millwork was “painstakingly restored locally using the traditional materials and processes,” and five-zone A/C with HEPA filtration and radiant floor heating were installed.

The kitchen was redone with custom cabinets, an oversized soapstone sink, a Blue Star range and a refrigerator large enough to hang a side of beef in.

Perhaps most important of all, acoustical soundproofing was also installed under the flooring. This is no small detail, since the condo sits above the club’s oft-used event space.

How well it shuts out wedding-party noise would be a relevant question for any potential owner to investigate.

How much does all this run, you may be wondering, and it’s a fairly staggering sum. The ask is $5,250,000, and there are huge monthly costs on top of that.

The maintenance is $1,407, taxes are a stratospheric $1,852 a month, then there’s an assessment in place of $3,067 a month (no expiration date is mentioned). All told, that’s $6,326 on top of the mortgage.

The unit was on the market last year, starting at the same sum, and Brownstoner featured it as a Condo of the Day. The price dropped to $4,995,000, but nobody bit and it went off the market in the summer of 2014.

(Incidentally, the current owners bought the place for $2,450,000 in 2010, according to the New York Daily News, although there is no public record of a sale.)
