  1. 16th street: price will overcome slightly quirky reno… exposed joists / subfloor could be covered rather easily, nice I-beam to open up garden apt. (but i would decoratively cover it up though) deck and terrace look nice. lack of fully reno’d properties + reasonable price = this will move.

    572 Pacific: free parking spot at Modell’s? who’s gonna pay $2.1 mil? even if this brings in 9k in gross rent i wouldn’t pay over $1.5 mil. like the comps in more prime locations the broker uses.

    162 Union: not sure if it matters if a 3-fam is this close to BQE. what are the rents for these kinds of apts?

    294 cumberland: looks interesting (well, everything but the price), whats the deal with the lot next door?

  2. you’re correct – the photo is misleading because per the listing it does include the commercial space but they goto great lengths to crop it out of the photo. Its been on the market since last summer, they just switched brokers and – voila, listed it higher! Gotta love real estate. I’d want to get those open violations taken care of though.
