Change out those awful baseboard heaters and the linoleum counters and you’d have yourself a handsome house in a nice area of the Heights. The masculine look of the rooms and the Aesthetic Movement fireplaces are appealing, as is the corner location. The nicely opened up parlor floor makes the most of the 17-foot width. The house is currently configured as an owner’s fourplex over a rental; we can’t quite make out the details of the upper floor plan. Do you think it’s worth the $3,250,000 ask?

  1. this is a 50 foot lot, and you can tell by the postage size backyard. those baseboard comments are unfounded, you could have some custom wood covers made to match the woodwork. What makes me cringe is the wall to wall carpet and fugly tile kitchen. It makes me assume you need to rip out floors completely and replace, which is a bigger job than some baseboard covers. PShark has this as a 3-fam, so if there are not three kitchens how would you get any financing?

to me, this is more of a condo alternative than a typical house. Thus the price i guess. Better to buy a cheaper house in a nice neighborhood than vice versa i guess.
