Does $1,6500,000 seem high for a single-family house in Windsor Terrace? It’s fully renovated and steps from the park. The revamp left the living room and dining room largely alone, so the three-bedroom, two-bath house still has its inglenook fireplace, paneling, and other period details. It also has a finished basement with a media room and big bathroom. What do you think of the finishes and the price?

  1. if this were a brick front 3000sf variety, i’d say yes all day long. i’m slightly confused on this one – the prime WT park blocks are on fire this year. And why not, its a very safe family neighborhood and borders the park. Houses in south slope in similar close proximity the park are much more expensive.

    the reno seems pretty good, and absolutely in move-in condition, while the house does not have “that” curb appeal, the center stair totally overcomes the width issue, and actually feels bigger than the numbers. we all know reno’d properties are practically non-existent, and that’s what families w/ children generally need.

    While overpriced, i would not be surprised if this went north of $1.5. You have seen this summer the reno’d sherman street one at nearly $1.7 go into contract immediately (read: underpriced), and a couple weeks ago a similarly small un-reno’d howard place also do the same at $1.4 (read: also underpriced).

    So if you look at the trajectory of this small neighborhood by the park, its not “insane crazy” at $1.65. But it is very hard to get your head around considering what things were selling for just 2,3,4 years ago.

    One thing is for sure – the Brooklyn hype is in full swing.
