We’re suckers for the exposed beams you so often see in renovated carriage houses. This double-wide one at 410-412 Waverly Avenue does not disappoint in that department. The huge living area on the second floor is beautiful. Some of the bedrooms feel a little small given that the building itself is 6,400 square feet large but otherwise the $2,995,000 listing looks very nice. There’s also some extra FAR. Think they can get their price?

  1. the floorplans show three kitchens=three families.
this was renovated for the period about ten or fifteen years ago when this was still sort of frontier and now the owner wants to sell like it was cobble hill or brooklyn heights, but the interiors are not cobble hill or brooklyn heights they are waverly place fifteen years ago.

  3. I really love the idea of owning a pair of carriage houses like these. But the current configuration stinks.
For starters I want a garage big enough for two cars, numerous bicycles, and a vespa. Next, the second floor great room should span the entire front of both buildings, I also want a rooftop exercise room/zen garden.

  5. waverly was the service street in the area, hence the many carriage houses and other support buildings. I don’t think the area is sketchy any longer, but there is a public school directly across the street, which I doubt someone buying a two and a half million carriage house would send their children to.
