No way ! A one bedroom in Greenpoint with no outdoor space.
Funny no mention or photo of bathroom or kitchen.
One of the nicest conversions in Williamsburg/Greenpoint but the ppsf is way too high. With 1br and only 1ba they are very aggressive with their asking price(the kitchen could use some work as well IMO). PHK,while nowhere near the charm of this, DID have loads of outdoor space with panoramic views of Manhattan and they put a lot of $$$ into that apartment as well. That said, all they need is 1 and in this market. They might get lucky. To me its worth somewhere between 1.3 and 1.45m

1 bath? Not seeing this price. I would love for it to be true though.
who knows – there aren’t really enough condo bldgs in this part of the neighborhood to point to any meaningful comps
