We’re shown a dining room with a tiled fireplace and a carved mantel, a bank of built-in cabinetry, stained glass window transoms and parquet floors. And there’s a front hallway full of details including an entry bench and mirror, wainscoting and an original banister.

What the rest of the place looks like we couldn’t tell you. The listing tells us that there’s a three-bedroom lower duplex with three two-bedroom apartments above. (There are five floors; look carefully and you’ll see narrow windows built into the cornice.)

There’s an extension on the bottom two floors, which allows for a deck at the rear of one of the apartments. Total square footage is 5,560.

Currently it’s a rental building, with an annual rent roll of $184,200. The listing notes that updating the kitchens and bathrooms would boost that number. (It actually says you can “almost double” it, which seems a stretch.)

The building is “in great condition and well maintained throughout,” with the electric, roof and plumbing in “excellent condition,” according to the listing.

The house is on a coveted park block, with Prospect Park a stone’s throw away, the main library and Botanical Garden nearby, etc.

Listed by Wassim Fakhereddine of Corcoran, the house is asking $3.7 million. The listing doesn’t say anything about delivering the building vacant. Do you think the math works as a rental or would you convert it to a one- or two-family home?
