Four Move-In Ready Houses to See This Weekend, Starting at $1.35 Million

    On the open house front, our four picks to see this weekend all run over a million, but that hardly puts them in an exclusive category these days. All are move-in ready, which is somewhat more rare.

    They include a newly renovated seven-unit (!) brownstone in Clinton Hill, a more recently built four-family with an interior garage in the Columbia Waterfront district, a Bushwick flip and a Bed Stuy brownstone with original details.

    On Carroll Street in the Columbia Street Waterfront District is a four-story of recent vintage, built in 2008. It’s a four-story with four units, each with its own boiler, hot water tank and washer/dryer, so it’s well suited to be an investment property. The units have radiant heated concrete floors, exposed brick and kitchens with maple cabinetry and marble countertops; each also has an outdoor space, ranging from a very small terrace to a 40-foot-deep backyard. There’s an interior garage that shares the ground floor with the split-level lower unit.

    Another investment property awaits on Vanderbilt Avenue in Clinton Hill, where we find a four-story brownstone that holds no fewer than seven units. It’s also a flip, bought last year and newly renovated. Whether the units fall under any rent regulation laws may require some detective work; the listing doesn’t specify either way. HPD calls the units “Class B”; a 1996 certificate of occupancy merely says they are “ordinary apartments.” In any case, the brownstone has a three-bedroom floor-through on the bottom, with a windowless kitchen/dining room in the interior; the upper floors each hold a pair of studio apartments. The units have exposed brick, ductless heating and cooling systems, hardwood floors and new kitchens and baths.

    Next up is a two-family brownstone on Van Buren Street in Bed Stuy. This one’s a bit of a hodgepodge, with a bit of original detail and charm alongside some drab renovation. A good rehab candidate, it’s got a three-bedroom lower duplex with a one-bedroom rental on the top floor, and a neglected backyard accessed via a rear bedroom.

    Last up, on Jefferson Avenue in Bushwick we’ve got a newly gut-renovated townhouse. It’s set up with a two-bedroom rental below a three-bedroom owner’s triplex, the latter featuring the usual open-plan parlor floor, with a granite-countered kitchen in the rear, and a glass door leading to a rear porch. There’s central air, washer/dryer hookups, a video intercom system, LED lighting and a “widely popular thermostat system.” The listing also claims a roof deck, which could also be described as a regular roof with a rail around it.
