This limestone at 64 Lefferts Place in Clinton Hill could benefit from decluttering, but it’s got some nice original detail and a lot of space to play with — over 4,000 square feet, spread over four floors.

The house has some charming features, including a bay window, original mantels, inlaid and parquet floors, and plenty of original woodwork.

Some buyers might want to improve the eccentric layout.

It’s set up three-family, with a duplex on the top two floors, a floor-through apartment on the parlor level, and another on the bottom. It looks to be pretty subterranean down there, so whether it’s a legal unit is a question any buyer is going to want to ask.

The four-bedroom duplex has three skylights and a nice deck in the rear. The unit on the parlor floor has an extension on the back.

It’s a sprawling place, and condition ranges. One could treat it as an investment property and keep it as is, renting out the units. One could upgrade the existing units or do some refiguring.

That could include going with a triplex on top and trying to restore the parlor floor, which has some details that could reward the effort, including the aforementioned parquet floors, moldings and a giant mirror in the entryway.
