A second affordable housing lottery has opened up at TF Cornerstone’s Downtown Brooklyn development at 33 Bond Street, with units starting at $613 a month for lottery winners.

In February, 143 units in the building went up for lottery. This time around, there’s 108 units up for grabs.

Of the 108 units, 72 will be set at 40 percent the area median income, and 36 will be set at 120 percent of the area median income. There are studios, one bedrooms and two-bedroom apartments available.

Rents on the available units will range between $613 a month and $2,519 a month, depending on income and persons per apartment. Eligible households will have incomes ranging from $22,903 to $114,480 a year for one to four people.

The 25-story tower will have 714 units in total.

Amenities and features include a 24-hour attended lobby, a building manager who lives on site, a sun terrace, gym, computer lounge, party rooms, dog grooming area, laundry and bike storage. Developer TF Cornerstone bought the site in 2013 for $70 million. TF Cornerstone is a Manhattan-based firm that develops and manages properties in New York and D.C.

Handel Architects is designing. Handel Architects is a large, global firm that handles architecture, interiors and planning. Other Brooklyn projects include the 22-acre development Greenpoint Landing.

The development is part of a wave of construction in Downtown Brooklyn, with taller and denser apartment buildings and hotels typically replacing small commercial buildings.

The skyscraper replaced a four-decker parking garage at 300 Livingston Street. The ground floor housed an IHOP, Subway and Papa Johns, among others. It stood out because of its massive size; some considered it an eyesore and others a convenience.

The new building will increase density, apartments and walkability in the area.
